The renovation of the 1960s property in Te Puke aimed to modernise the kitchen, bathroom, and laundry. We were asked to transform the property into functional, stylish spaces that could appeal to future tenants and enhance the property’s rental yield. The owners required an affordable yet impactful upgrade that would stand the test of time. 

The project involved increasing storage, updating key fixtures, and making essential repairs. Despite a tight timeline and budget constraints, the Refresh Renovations team delivered a complete transformation that revitalized the property while meeting the client’s goals.

Major Challenges

  1. Tight Timeline: The renovation needed to be completed within a short window between the tenant’s move-out date and the Christmas holiday. With strategic planning and efficient coordination of trades, the project was completed ahead of schedule on December 17, three days before the original handover date.
  2. Damaged Supplies: Several items arrived damaged from suppliers, requiring urgent replacements to avoid project delays. The team swiftly coordinated with suppliers to resolve the issue.
  3. Measurement Adjustments: Incorrect measurements for kitchen installations required onsite adjustments by the installers. The challenge was resolved through quick consultation and problem-solving.
  4. Rotten Flooring in Laundry: The extent of rot in the laundry floor was greater than initially assessed. Additional ply flooring and supports were installed to ensure the area was safe and durable.

Design Highlights

The renovation focused on maximizing storage and functionality while keeping the design modern and tenant-friendly.

  • Kitchen Upgrade: The kitchen was completely overhauled to include overhead cabinetry, effectively doubling the storage capacity. New appliances, splashbacks, a rangehood with ducting, and fresh paint gave the space a sleek, modern look. Ambient Vinyl Silk Oak flooring added warmth and durability to the area.
  • Bathroom Transformation: The bathroom was updated with a large shower featuring a turtle dome to reduce steam, a back-to-wall toilet for easy cleaning, and additional storage through a wall-hung mirror cabinet and vanity drawers. These features not only modernised the space but also enhanced its practicality.
  • Laundry Improvements: The old laundry tub was replaced with a modern unit, and the walls were lined with waterproof materials to future-proof the space. By relocating the hot water cylinder to an external location, valuable cupboard space was repurposed for ventilated storage.
  • Electrical Upgrades: A new switchboard brought the house up to modern safety standards with RCD switching. Additional lights, updated switches, and an extra power outlet in the bathroom added convenience and brightness.

Project Execution

This project was carefully planned and executed to meet the tight pre-Christmas deadline. The team began work immediately after the tenant vacated on November 26, mobilizing trades and suppliers to ensure timely delivery. Key tasks included demolishing the existing kitchen and bathroom, addressing unforeseen issues such as rotten flooring, and coordinating with suppliers to replace damaged items.

Trades involved included builders, electricians, plumbers, painters, flooring installers, and wardrobe specialists. 

The project also utilized trusted suppliers, such as Mitre10, Bunnings, and Flooring Design, to source high-quality yet cost-effective materials. The team also made cost-saving adjustments, such as resizing splashbacks and showers, without compromising on quality or aesthetics.
