Exterior Renovation in Kohimarama, Auckland: A Show-Stopping Transformation with Sophisticated Finishes

A Clear Brief

Our clients' property in Kohimarama enjoyed beautiful views over the beach and out to Rangitoto Island, but the original 1990s plaster façade was dated and uninspiring. Our clients had a clear vision for a dramatic exterior transformation including recladding, elevated decks and balconies, plus a roof-top extension. It was important to have a strong connection between indoor and outdoor, as well as lifestyle elements including a spa pool.

Our clients  had engaged other architects for the project who missed the mark with their design proposals, so they decided to contact their local Refresh Renovations Consultant Saleem Bhikoo for advice.

Design and Detail

Saleem met with the clients and explained that Refresh focuses on a bespoke service so that every renovation is tailored to individual tastes, needs, and lifestyles – perfect for our clients' ambitious transformation. Saleem would manage every element of the renovation and would also be the main point of contact throughout the project.

The first concept iteration addressed both aesthetics and functionality, with an emphasis on quality materials. The concept details were refined until the final design was approved . The extensive renovation would completely alter the look of the home and would include a rooftop extension above the master bedroom, a showpiece deck and balcony on the first level, a new wraparound deck at the rear of the property with swim spa pool, new windows and doors, cedar cladding and soffits, and steel fascia.  

Full interior painting, lighting, and rimu sills and surrounds to complement the new joinery were also part of the scope. Once the final design and costings were approved, the exciting transformation could begin.

Transformation Underway

The first stage of the renovation required a complete strip-off of the existing exterior cladding, exterior façade, and roofing. Two steel balconies were also removed, as well as timber decking and framing, and all exterior windows and doors. This was a big undertaking.

Removal of the old cladding exposed some timber damage that needed attention before any new work could take place. Saleem engaged a building consultant to design and supervise the necessary timber remediation work. Covid lockdowns also resulted in work slowing and stopping, as did a shortage of critical building materials, such as framing timber and cladding. Saleem was able to leverage his networks and relationships to keep the supply of materials coming so that work could be completed.

Despite setbacks, Saleem managed every detail of the complex build, from the design and consent process to sourcing specialist materials and managing multiple contractors.

Show-Stopping Results

The exterior renovation and extension was completed with sublime results – a stunning architectural design with flawless finishes including Hermpac cedar cladding, Sto plaster render system, Colorsteel roofing, Vitex hardwood decking, custom glass balustrade and fixtures, and architectural windows and doors.

A new corner deck and balcony addition with glass balustrades delivers the wow factor as it connects indoor and outdoor living spaces. Cedar soffits add depth and warmth, and contrast beautifully with the new STO plaster render system and steel fascia also used on the exterior. A Swim Spa and stainless-steel outdoor shower on this level offer the ultimate indulgence for private relaxation. On the upper storey, a rooftop extension creates a striking cantilever section above the master bedroom.

Delivering the Wow Factor

Saleem listened closely to our clients' brief for a transformational exterior renovation. Every element of the design was carefully considered to ensure it delivered on the aesthetics and functionality. The exterior build is unrecognisable from the original and is a beautiful and refined design with luxury finishes. The engineered deck and balcony design is a true show piece.
