This homeowner decided to trade his swimming pool for a more spacious and luxurious home.
Turn on the TV these days and it’s almost impossible to escape shows giving the impression that anyone can renovate a home. The truth is that successful renovating, whether it’s to improve your own home or for profit, requires excellent project, budget and time management skills as well as a flair for home design.
Take this recently renovated home in Terrigal, for example. Once a modest three-bedroom, one bathroom brick-built property with a pool and garage, it’s now a contemporary and spacious four bedroom, three bathroom rendered home with a garage. The property has been extended by building on land reclaimed by filling in the old swimming pool and renovated inside and out. The landscaping has also been refreshed and the double garage repainted.
Such an extensive renovation means work must be scheduled to maximise time and cost efficiencies, make the most of trades when they are at the property and avoid unnecessary rework. It’s also critical to avoid over capitalising on a home; the cost of high-end kitchens and bathrooms, for example, isn’t always reflected in a property’s market value.
The project manager for the Terrigal property did an exceptional job and the transformed home is a huge success. One of the first things prospective buyers would notice – even before stepping into the house – is the new American Oak and iron staircase which can be seen through the oversize commercial grade windows on both floors of the house. It’s a striking feature and sets the tone for the contemporary and premium quality renovation within.
Walking past the substantial timber front door, through the entrance foyer with its stunning polished concrete floor and up the stairs into the heart of the home, you’ll find an open plan kitchen, dining and living space that extends through the bi-fold doors to a timber deck and large lawned area. The deck is covered by two, very large cantilevered umbrellas that provide shade as well as protection from rain.
The sleek Shaker-style Amorini kitchen features a Mirostone benchtop, Omega induction cooktop, Omega integrated dishwasher and soft-close cabinetry with matt black door hardware. Its clean, contemporary lines are complemented by the vaulted ceiling of the space. European Oak flooring adds warmth and texture to the entire open plan area, while matt black window frames maintain continuity with the kitchen.
The original home had only one bathroom, but the new occupants of the freshly renovated property will enjoy three. All the bathrooms feature the same colour palette, similar finishes, tiles from Beaumont Tiles plus tapware, toilets and other fixtures and fittings from Caroma and Dorf. They’re used differently in each space to make each one distinctive. For example, the main bathroom has neutral tiles on the wall and floor, a white Amorini vanity and a freestanding white Forme bath. The bathroom niche features a richly patterned tile that combines warm neutral tones with subtle blue accents.
In contrast, the master bedroom’s ensuite combines white tiled walls, a dark timber effect Amorini vanity and the same patterned tile is used on the floor. This consistency of approach ensures all the bathrooms feel like part of the same home, but each one has its own unique character.
All three family bedrooms, including the spacious master suite, have white walls, neutral toned carpet, walk-in or built-in robes with Amorini cabinetry and ceiling fans, which are a more cost-effective and sustainable choice for cooling a home than air conditioning. Ducted air conditioning throughout cools the house on really warm days.
There’s also a ground floor guest accommodation suite that includes an elegant bathroom and walk-in robe with Amorini cabinetry. The suite is a well thought out addition to the home – many buyers value discrete accommodation for guests or adult children.
The light and spacious media room on the first floor is a functional space the whole family will want to use. It has its own balcony, which is the perfect spot to take a break from screen time.
Last but not least, there’s a compact European-style laundry with an externally ducted dryer tucked into the ground floor hallway.
