Wanting to increase her property’s value, the owner of this Te Atatu townhouse was inspired to freshen it up with a design that reflected her timeless style.
Despite it being in generally good condition, homeowner Sandy had a clear vision of how to make her property feel timeless and more comfortable. She wanted to open up the living area to create a space with more flexibility and flow, modernise the main and ensuite bathrooms, completely redesign the kitchen, and update the rest of the interior for a plush and relaxed feel throughout.
For help with transforming her Te Atatu home, Sandy reached out to her local Renovation Consultant who then visited the property for an initial consultation to discuss Sandy’s desired scope for the project.
While chatting about the renovation with her Renovation Consultant, Sandy also noted her aim of adding value to the property for resale in the future. Sandy was no stranger to home improvements; having renovated and built new homes herself, she knew what to expect. Happy to invest in the property’s makeover, she was aware some compromise might be needed in order to achieve her goals within budget.
Keeping both budget and resale value in mind, the Renovation Consultant worked closely with Sandy to create a plan that ticked all the boxes. Sandy knew what she wanted so the two chose high-quality fixtures and finishings that would provide longevity and flexibility for years to come. Once they’d nailed down the plans, it was time to move on to the building phase.
Staying within the allotted schedule is always important, but Sandy intended to vacate the property during the construction so keeping to the deadline was even more essential. Unfortunately, there were COVID restrictions during the project that delayed work on site, but the Renovation Consultant worked to reschedule trades and keep everything organised on Sandy’s behalf.
The significant internal refurbishment had the crew removing walls and building new ones, installing new flooring, waterproofing, painting, and decorating. The project yielded beautiful results and was completed over the course of three months for $160,000. Suppliers used were GIB, Mico, Placemakers, Resene, Robertsons, Schneider Electric, Tile Depot, and Carpet Court.
Keeping in mind that flexibility and longevity were high on the priority list for this project, the Renovation Consultant with team knocked it out of the park. Throughout the home’s new design, a neutral colour palette will serve as a base for changes in style in the future, but smart storage solutions and functional upgrades are a staple that will remain.
The kitchen, one of the most important rooms in the house for Sandy, now has seating for five, a gas cooktop, and a conversation piece in the striking splashback. A large bi-fold door connects the kitchen to the outdoors and allows for easy flow between the alfresco area and the main entertaining space.
Rounding out the interior makeover are statement lighting pieces throughout, bespoke marble basins in each bathroom, and a well-appointed and tidy laundry area.
The most impressive element of this design is balance. Future owners of this townhouse will be able to imprint their individuality owing to the flexibility of the design, but Sandy’s personality is on full display while she remains in her Te Atatu haven, thanks to the Renovation Consultant's thoughtful consideration of their client’s needs.
