Beginning the Process

Charlie is the homeowner of this comfortable central Auckland property. Ready to elevate their space by increasing the living area, they approached local Renovation Specialist Dominic Hollands to explore options for their renovation. 
Kelston is central to their lives; it’s where they live, work, and socialise - the family love belonging to their suburb. It was important to Charlie that the property was renovated with a cost-effective and simple design to increase the living space and be more livable for their family. 
The Refresh briefing process explored all extension and reconfiguration options with Charlie and all other household decision-makers. Cost and Timeline

The original budget was $250,000. Due to some additional design alterations and changes to consider the scope, the final renovation totalled $310,000. 
In signature Refresh Renovations style, the timeline was hugely decreased due to expert project management skills. Led by Troy Enderby, a project manager of Dominic’s team, the smoothly orchestrated renovation enabled Charlie and their family to move into the fully transformed home five months later.

An Innovative Solution

Charlie’s home required a stormwater assessment due to the stormwater outlet being located on the road. The placement of the outlet provided a challenge to parts of the new extension. 
Never one to shy away from a challenge, Dominic and his construction professionals designed an innovative solution in the form of a bladder retention tank constructed to be out of sight under the house. Using a healthy dash of kiwi ingenuity, Refresh Renovations solved the problem in the most cost-effective way and continued the rest of the project without a hitch. 

The Front House Extension

Dominic and his renovation team created a new spacious entranceway and vestibule for Charlie’s home, featuring beautiful hardwood floorboards and a light-toned colour palette that is continued throughout the rest of the house. A timeless entranceway is an excellent way to welcome guests warmly into the home. 
The front extension comprised a new deck with a large glass sliding door, ideal for heightening the indoor-outdoor flow and creating a space for summer socialising. In addition, the extension made room for a new master bedroom, en-suite, and a single bedroom. 
The master bedroom extension has beautiful white framed windows that let light spill into the space. The wardrobe is fitted with sliding doors backed with a floor to ceiling mirror, which works its magic to make the room feel more open. 
The en-suite continues the pattern of hardwood floors by including timber-look tiling in the double shower. The tiling is complemented nicely by the slick black fittings to tie everything together. 
As for the spacious single bedroom, the new room is framed by dark grey curtains and features a large double wardrobe, offering plentiful storage.

Reconfiguration Magic

The existing home was reconfigured to improve the livability of the space. Changes included converting the rear bedroom into an open-plan dining room that flows smoothly into the kitchen. This reconfiguration was specially designed by Dominic and his network of professionals and continues the black fixtures from the rest of the home.
A single bedroom was also converted into a hallway and study area with a desk and extensive storage options. A unique use of space, this was an excellent choice to utilise the bones of the building and combine two living areas into one.

The Finished Home

Refresh renovations successfully managed every aspect of the Charlie’s Kelston home revamp and took the home from comfortable to slick and spacious. This Kelston renovation featured a consistent core design featuring black fittings throughout the house.
Key goals for this project were to maximise the living space and create a property fit for modern family living. Five months later, Charlie and their family now have a beautiful new home that meets every requirement. Once again, Refresh Renovations ticked every box.
