This home in Otumoetai, Tauranga was showing signs of age and in need of a modern makeover. A complete renovation and extension transformed the home into a light, bright, and spacious property that is perfect for a growing family.
When Penny and Grant decided it was time to renovate their Otumoetai property, they knew they would need an experienced design and build partner to help realise their vision. They had plans for a significant renovation that would not only thoroughly modernise the property, but expand the footprint, increase functionality, and future proof the home. They reached out to their local Renovation Consultant Sharon Giblett to discuss how Refresh could help.
During a free consultation, Penny and Grant shared more about their renovation goals, their ideas, and budget and Sharon was able to answer questions and explain how the Refresh process worked. Such an extensive renovation had the potential to be overwhelming and very time consuming, but with Refresh, Penny and Grant would be able to leave all the logistics (and stress!) behind. Sharon would be their dedicated project manager, keeping them informed every step of the way and taking care of every element of the mammoth renovation. Plus, budgets would be agreed to before any work began to reduce the risk of any unwanted surprises!
This end-to-end service and expertise was exactly what Penny and Grant needed to ensure their renovation vision could be achieved. They began an extensive concept and design phase with Sharon to see what was possible, which was reworked over many months to achieve as much as possible within budget. The process was long, but essential to making sure every detail was considered and that council requirements would be met.
The final design would see a radical shake up of the home including everything from new joinery and wardrobe fitouts to internal reconfiguration of rooms, re-rendering of walls, new wiring and switchgear, regassing, the heatpump, interior and exterior lighting, a kitchen remodel and scullery build, and new carpet and flooring.
In addition, two carports would be removed to make way for a home extension which would include a garage, office, and laundry, and elsewhere new concrete would be laid for a turning bay and a large attenuation tank and sump system would be installed to meet stormwater requirements.
All over in the Bay of Plenty Region, from Tauranga City to the outskirts of the area, our Renovation Consultants offers a range of services, including:
With final plans and budget signed off by Penny and Grant, the exciting work could finally begin. The extensive plans required a laundry list of tradespeople and contractors including everyone from the typical painters, plasterers, and plumbers, to speciality wardrobe and blind installers, stormwater engineers, concrete cutters, joinery manufacturers and many more.
Sharon’s exceptional project management skills shone through as she expertly co-ordinated the renovation and dealt with significant rain delays and the flow-on effects. Leaks were also discovered and rather than patch, Penny and Grant decided to future proof by replacing the roof in its entirety.
The renovation not only included a large extension, but it opened new spaces in the existing home – including a cinema room, scullery, enlarged wardrobes, and generous stacker slider doors in the dining room for improved indoor outdoor flow. 85% of the windows and doors were replaced, the kitchen was renovated, outdoor lighting was installed, and walls were re-rendered. Every facet of the house was refreshed, revived, and reimagined!

Over six months, Sharon and her team worked tirelessly to transform Penny and Grant’s home into a bright, modern, and spacious family retreat. Extensive ‘behind the scenes’ work including rewiring and switchboard upgrade, re-roofing, new joinery, and revelling spaces helped future proof the home, while major internal changes made the home more spacious and functional.
Design-wise, bright neutrals were used throughout for a fresh and modern look and were combined with designer touches such as custom floor tile in the toilet, LED strip lighting in the new kitchen, and feature barn doors that all elevate the home.
Gorgeous stacker slider doors allow the indoor dining space to seamlessly flow outdoors to embrace the pool and entertaining area. The new scullery with breakfast station, cinema room, and custom laundry makes for enviable family living, while the brand-new front door entrance with the whimsical powder blue door is a delightful addition full of personality.

“I love the flow of this house now. It feels welcoming, has an obvious front door entrance which delights with the gorgeous blue door and makes you wonder what is inside. It has provided the homeowners with dedicated spaces that work rather than trying to combine them. I love the choice of tiles and the LED strip lighting in the scullery and under the peninsula bench look amazing.” - Sharon Giblett, Project Manager, Refresh Renovations
