This case study showcases the transformation of a 1970s garage into a modern, self-sufficient rental home by Refresh Renovations Manawatu.

Led by Zoe Blease and her team from Refresh Renovations Manawatu, this project transformed a 1970s triple garage into a fully functional minor dwelling, providing a comfortable rental solution for a local family.  The overseas homeowners wanted to maximize their property’s potential by converting the underutilized space into a modern, open plan home that would allow separation from the main house on the property, and autonomy of power and gas usage.

Initially, the project progressed smoothly through the planning and consent phase, but when the project planning needed to be temporarily put on hold, an extension to the Building Consent was required, and issues arose over updates to the New Zealand building code.  Fortunately the Refresh Manawatu team were able to advocate for the property owner and work closely with the council to find an agreeable solution, allowing the project to continue.

Despite these challenges, the conversion was successfully completed in four months, delivering a modern, practical, and energy-efficient living space.

Major Challenges

The project initially progressed through Refresh Manawatu managing the architectural design and building consent in 2021, however a change in circumstances for the property owner required the project to be temporarily put on hold until 2024.  Extensions to the Building Consent were granted, however during this time New Zealand H1 Energy Efficiency building code requirements were upgraded.  The Refresh Manawatu team worked with the property owner and the regional council to navigate through the discrepancies to find solutions that satisfied all parties.  

The property owner was not a local resident, which could have been challenging, however the Refresh Manawatu team were able to use technology to great effect, communicating via video calls and emails to confirm selections and build plans, providing a seamless experience for the owner.  

Design Highlights

The design aimed to maximize space and functionality while creating a modern, comfortable home. The open-plan layout provided an effortless flow between the kitchen, living, and sleeping areas, enhancing the sense of space. Large windows were installed to bring in natural light, making the interior feel bright and airy.

A custom-built kitchen was designed to fit perfectly within the compact layout, ensuring optimal storage and efficiency. The bathroom featured sleek fixtures and modern tiling for a clean, contemporary finish.

An innovative check meter system was installed, allowing fair power distribution between the main house and the minor dwelling—an essential feature for rental properties.

Project Execution

The project followed a structured approach to ensure efficiency and quality at every stage.

  1. Planning and Compliance:
    • Facilitated architectural design, project scoping and pricing, and council consent.  Also facilitated consent extensions and council liaison on behalf of the client after the project was temporarily paused.
    • Coordinated selections and approvals with the homeowners remotely.
  2. Structural & Exterior Work:
    • Trenching and connected into existing electrical and plumbing services.
    • Reinforced the existing garage to meet residential standards.
    • Fitted new exterior cladding and aluminium door and window joinery.
    • Set up for new extraction, hot water & heating facilities.
    • Piped out for plumbing, gas and electrical appliances & fittings.
  3. Interior Work:
    • Fitted a custom kitchen, bathroom, and flooring.
    • Completed painting and finishing touches.
  4. Final Inspection & Handover:
    • Conducted quality checks to ensure compliance and comfort.  Hosted a video walk through with the property owner.
    • Delivered the project on time and within budget.

Despite initial delays, careful planning and project management ensured a smooth and efficient execution.

To bring this transformation to life, the project required the expertise of:

  • Licensed Building Practitioners – Restricted and non-restricted structural and non-structural carpentry.  Exterior cladding and new window & door joinery installations.  Interior insulation & lining work, with finishing trims.
  • Plumbers & Gas Fitters – Stormwater, waste & drainage services, and full installation of kitchen and bathroom utilities.
  • Electricians – Wiring, lighting, heating, extraction and check meter installation.
  • Flooring specialists – Durable and stylish flooring solutions.
  • Kitchen joiners – Custom cabinetry and kitchen installation, with splashbacks.
  • Plasterers & Painters – Interior plastering and installation of cove to a paint quality finish.  Painting & decorating to achieve excellent coverage for smooth, clean and modern look, using suitable bathroom and kitchen products for a superior, moisture resistant finish.

The combined expertise of these trades ensured a seamless and high-quality renovation.

The homeowner was thrilled with the quality of work and seamless communication.  This highlighted the team’s ability to lead and facilitate regional council requirements, and define project scoping, fittings and appliances.
