When this Mt Albert bungalow became too small for its growing family, a seamless extension gave the owners all the space they required while achieving a coherent exterior between the existing and new structures.
This light and cheery 1960s bungalow had spent decades housing families in Central Auckland as the city grew around it. Situated in a prime location with easy access to all amenities, it offered the perfect environment for a young family to put down roots.
When Anna and Andrew learned they were expecting a new baby, they decided the home could grow along with their family. They wanted to create sufficient space within the home to provide a bit of breathing room, and their ideas included a single garage, laundry, rumpus room and master suite including en suite and home office.
The couple wanted to get the design right, and so contacted Renovation Consultant Dave Georgetti to discuss their options.
During the initial consultation, Anna and Andrew laid out their wish list, unsure how far their proposed budget would go. So Dave adopted a design-led approach. Well-versed in bringing clients’ dreams to life, he subsequently presented them with an architectural concept that encapsulated the space, functionality, and luxury they were after.
Working designs then allowed for a better idea of the details, from engineering to structural to aesthetic aspects. Although the costing was more than they had hoped to spend, Anna and Andrew agreed that the $470,000 price tag was a worthwhile investment for their home and their family.
Expanding the home outwards and upwards meant the extension would house the garage and laundry, with a generous rumpus room and separate toilet on the ground level and the master suite and office upstairs. The 108m2 addition was to appear as one building from the exterior. This design goal was achieved with repetition of roof angles and cladding, as well as updating the joinery on the existing house to match the new build.
Dave’s skilled management helped to limit the impact of two major challenges. The build’s base slab was the first. Despite a Geotech report that foresaw no issues, excavation revealed that the sub-soil was unsuitable for a build platform and required significant preparation – and concrete! Then delays with the roof installation meant the project missed its projected pre-Christmas deadline.
Even though the project wasn’t time pressured, after living with a renovation for some months, the couple were understandably keen to have the build finished. Dave kept Anna and Andrew up to date throughout – and the project was completed in just two months longer than Dave’s best-case scenario.

The result was well worth the wait as the family are now loving life in their spacious renovation. The enlarged floor area provides the family with all the living space they need, and the beautiful aesthetic of the master suite with its custom-made walk-in wardrobe adds a sense of luxury to the parental retreat. Matching accents in the en suite and downstairs toilet create a complementary flow.
The cool, modern greys of the walls and flooring, from rumpus to stairwell to master bedroom, increase the feeling of space and light, while the north-facing orientation of the home enables the sun to create warmth throughout.
The new extension flows seamlessly from the existing home, giving the impression that it’s always been this way. The home’s smart, modern exterior belies the fact that this is a building of two halves. Careful and considered design has achieved a cohesive outward appearance, taking this once-humble bungalow to a sophisticated family home.

Anna and Andrew are thrilled with the space, functionality, and luxury captured in their home extension. They are also delighted to have had such dedicated project management by Dave throughout, given the large team of skilled tradesmen required for the project and the potential for issues to arise over schedules and supplies.
As Auckland Central features a myriad of house types and styles, there is no particular house extension type that fits everyone's needs. When it comes to house extensions, it very much depends on how much space you need, what your current house looks like, your budget, and so on.
That being said, some of the popular house extension options that homeowners in Auckland opt for include backyard extensions, second storey extensions, and property line extensions. The first step is figuring out the goal for your home extension as well as your budget and to consult with a local Renovation Consultant.
Although the price of your home extension will depend on several factors such as the size of the extension, structural engineering considerations, condition of your home, and so on, based on our completed projects we estimate that it can cost anywhere between $90,000 to upwards of $350,000* to extend a home.
